Welcome to Kleopatra Rentals. By using our website and services, you agree to comply with and be bound by the following terms and conditions.

1. Our Role as a Mediator
Kleopatra Rentals acts as a specialized rental concierge and mediator. We source and facilitate rental agreements between guests and licensed property owners or professional management companies in Alanya.

  • We do not own the properties listed; we provide a sourcing and administrative service to ensure guests find high-quality, legally compliant accommodations.

  • The final rental contract is a legal agreement between the Guest and the Property Owner/License Holder.
     

2. Legal Compliance (Turkish Law No. 7464)
All short-term rentals (under 100 days) managed through our platform comply with the Turkish Ministry of Culture and Tourism regulations.

  • Permit Plaque: Every property sourced by us has a mandatory Ministry of Tourism license. Guests must not remove or obscure the official permit plaque located at the property entrance.

  • Guest Registration (Kimlik Bildirim): In accordance with Turkish Law, all guests (including children) must provide a valid passport or ID upon check-in for registration with the Turkish authorities. Failure to provide ID will result in the immediate cancellation of the stay without a refund.
     

3. Reservation and Payment

  • Reservation Fee: To secure an apartment, a reservation fee is required. This fee confirms your booking and is applied toward your first rental payment.

  • Balance Payment: The remaining balance must be paid as outlined in your specific booking offer, typically via bank transfer or at check-in.

  • Security Deposit: A refundable security deposit is required for all stays to cover potential damages or excessive utility consumption. This is returned after a satisfactory inspection upon checkout.
     

4. Cancellation & Refund Policy

  • Right of Withdrawal: We offer a 14-day "Right of Withdrawal" from the date of the initial reservation, during which a full refund is available.

  • Late Cancellations: Cancellations made after the 14-day window are non-refundable. However, we may offer the option to reschedule your dates or transfer the credit to a future booking, subject to availability and owner approval.
     

5. House Rules & Guest Obligations
To maintain the high standards of our properties and the peace of the residential complexes:

  • Occupancy: The number of guests must not exceed the maximum capacity stated on the property's official tourism license.

  • Noise & Conduct: Guests must respect the "Quiet Hours" (typically 22:00 – 08:00). Any behavior leading to police intervention or building management complaints may result in immediate eviction without a refund.

  • Sub-letting: Sub-letting or transferring the rental to third parties is strictly prohibited under Turkish law.
     

6. Utilities and Maintenance

  • Standard Stays: For holiday stays (under 21 days), utilities are generally included unless otherwise stated.

  • Winter/Longer Stays (1–3 Months): For "Winter Stays," guests are responsible for electricity, water, and internet costs based on actual usage, which will be deducted from the security deposit or invoiced separately.
     

7. Limitation of Liability
While Kleopatra Rentals performs rigorous quality checks on all sourced properties, we are not liable for:

  • Temporary interruptions in public utilities (electricity, water, city internet).

  • Construction noise from neighboring properties (common in developing areas of Alanya).

  • Loss of personal belongings. We strongly recommend all guests carry travel insurance.
     

8. Privacy and Data Protection
Your personal data is processed solely for the purpose of fulfilling your rental request and mandatory police registration. We do not sell your data to third parties.

9. Governing Law
These terms are governed by the laws of the Republic of Turkey. Any disputes shall be settled in the courts of Alanya.

1. Accuracy of Information
While Kleopatra Rentals makes every effort to ensure that the descriptions, photos, and prices of the apartments provided to you are accurate and up-to-date, we do not warrant or guarantee the completeness or accuracy of all information. Properties in Alanya are subject to change (e.g., new furniture, renovations, or local construction) without prior notice.

2. Sourcing & Third-Party Service
Kleopatra Rentals acts as an intermediary (concierge) between the Guest and the Property Owner/Licensed Operator.

  • We are not the legal "Lessor" or "Host" for all properties sourced.

  • Any legal disputes regarding the physical condition of the property or the specific terms of the tenancy are between the Guest and the Property Owner.

  • Kleopatra Rentals shall not be held liable for any breach of contract or negligence by the third-party property owners.

3. External Factors (Force Majeure)
Alanya is a developing city. Kleopatra Rentals is not responsible for, and will not provide refunds for, issues beyond our direct control, including but not limited to:

  • Local Infrastructure: Temporary outages of city water, electricity, or regional internet service.

  • Construction: Noise or dust from nearby construction sites or municipal roadwork.

  • Weather: Extreme weather conditions affecting beach access or outdoor amenities (e.g., pools).

4. Travel Insurance Requirement
We strongly advise all guests to obtain comprehensive travel insurance. Kleopatra Rentals is not responsible for any financial loss, medical emergencies, or trip cancellations caused by personal health issues, flight delays, or other unforeseen events.

5. Limitation of Liability
To the maximum extent permitted by Turkish Law, Kleopatra Rentals, its directors, and employees shall not be liable for any direct, indirect, or incidental damages resulting from your stay, including but not limited to personal injury, theft of personal property, or psychological distress.

6. No Professional Advice
The content on www.kleopatrarentals.com, including blog posts about living in Alanya, is for informational purposes only. It does not constitute legal, financial, or residency advice. Guests are responsible for verifying their own visa requirements and legal status in the Republic of Türkiye.
